REQUEST FOR LETTERS OF
INTEREST FROM REDEVELOPERS
Township of
Plumsted Ocean County, New Jersey New Egypt Redevelopment Plan

Proposals are to be
received by the Municipal Clerk by end of business on July 23,
2004.

The Township of Plumsted is seeking
Letters of Interest from qualified redevelopers to enter into public-private
partnerships with the Township to undertake one or more rehabilitation or
redevelopment projects of various sizes within the C-4 Downtown Redevelopment
Area or Town Center Rehabilitation Area as part of the New Egypt Redevelopment
Plan. Additionally, development opportunities are available within the
Commercial (C-2), Light Industrial, PRRC and Professional Zones of the
Township. The Township has a Town Center designated by the State Planning
Commission that has also been designated as an Area in Need of Rehabilitation
by the Township Committee pursuant to the Local Redevelopment and Housing Law.
At the core of the Town Center is the C-4 Zoning District, which represents the
Downtown New Egypt Business District. The C-4 Zoning District has been
designated as an Area in Need of Redevelopment pursuant to the Local
Redevelopment and Housing Law.
Respondents should submit a written
Letter of Interest with a brief summary of qualifications; examples of
representative projects; and the dollar value for which financing capacity
would be committed for projects in Plumsted (e.g., a $500,000 project $10
million project, $50 million project, etc.).
The Township will review
all Letters of Interest and select one or more potential redevelopers to
interview. Ability to demonstrate control of property, including proposals of,
or joint ventures with, existing property owners to rehabilitate or redevelop
their own property, will be considered in the selection process. Successful
respondents will be expected to enter into a redeveloper agreement

respondents should obtain and review the New Egypt Redevelopment Plan, dated
March of 2004, and any applicable Land Use Ordinances. Copies of the plan and
ordinances can be obtained during normal business hours at the office of the
